*Listed rates are base rent only, before adjustments for room selection, lease term, and time of year—which may result in a higher or lower final rent than shown. Utilities are billed separately. You’ll see your exact rent after your tour, once you’ve selected a room and shared your preferred start date and length of stay. Until then, use these rates as general guidance. Rooms are single-occupancy, with exceptions for domestic partners and family members.

    3. When you see a room you like just complete your application to reserve your room for 48 hours while you review and sign your lease and membership agreement.

    Application approvals typically take less than 24 hours. In most cases, the required lease start date will be within two weeks of lease signing (rooms that are occupied at lease signing may allow for a lease start date beyond two weeks).

    In a hurry? You can go from application to move-in as soon as same-day.

  • Yes but only in rooms designated for multiple occupants or if they are a family member or domestic partner.

    Having unapproved guests-as-roommates is prohibited.

  • Great—we offer group discounts and we’ll do our best to share room options that are nearby and on the same floor.

  • Waitlist times vary, from a few days to 6+ months. We’ll keep you updated on available rooms based on your preferences.

  • Most apartments waste space—and money—on things people rarely use. SF House was designed differently.

    By eliminating unused square footage and building beautiful shared kitchens used by just the right number of members, we cut construction costs without cutting quality.

    Kitchens are one of the most expensive parts of any unit, but most people use them less than an hour a day. So instead of giving everyone their own mediocre kitchen, we built incredible ones and made them shareable.

    The result: rent that’s about 25% lower than comparable rentals, with finishes, design, and community that many members say feels more like a five-star hotel.

  • All rooms include a bed (frame and mattress), nightstand, bedside lamp, wardrobe or closet system, and essentials like a trash can and clothes hangers.

    Simply bring your bedding—pillows, sheets, and blankets—and you're all set.

    Bringing large furniture, such as additional or alternative beds or couches, isn't permitted to avoid damage and minimize disruption to other residents.

    Smaller items like a desk, reading chair, or small bookcase may be suitable, depending on your room.

  • SF House members are kind, clean, self-aware, and community-minded. They’re emotionally mature and respectful of others’ space, time, and sleep.

    If you're looking for a party house, you're messy, or you don’t get along well with others, SF House isn’t for you.

  • In a regular apartment, people live in separate units and rarely meet each other. Shared spaces and amenities are hit or miss.

    At SF House, shared spaces are designed to be fun and inviting. Members often hang out, cook together, watch movies, get a workout or yoga session in, and more.

  • Leases can be as short as one month and as long as 11 months.

    In most cases, you’ll have the option to renew your lease at the end of the term.

  • We screen carefully to make sure all members are safe, respectful, and a good fit for the community.

    The process includes a credit check, background check, references, and verification of your application.

    A history of issues at past residences—like complaints, damage, or nonpayment—will likely lead to denial.

  • Members only pay rent and utilities.

    Rooms come furnished with a bed frame and mattress, in-room furniture, clothing storage, and essentials.

    Shared spaces are professionally cleaned weekly, and kitchen, bathroom, and laundry essentials are restocked regularly.

  • Pets are not allowed unless legally required (service or ESA with documentation).

    Historically, people with pets at SF House don’t have a great time. The shared kitchens and common areas are required to remain pet-free for health reasons, and some members are highly sensitive to pet-related allergies.

  • SF House is professionally managed but most of the day-to-day oversight is facilitated by members, each that care deeply about the health of the community.

    An on-site house manager and support team that lead general operations and maintenance.

  • Bike storage? Yes.

    Car parking? No, however, there are paid parking garages nearby. For liability reasons, we cannot recommend specific locations.
